Flood risk in King’s Lynn: the Great Ouse, the Wash and surface water
King’s Lynn stands at the mouth of the River Great Ouse, the point where the river’s tidal reach meets the open water of the Wash. Every credible source of flooding is present somewhere in the town — the tidal estuary itself, the River Nar joining at South Lynn, the Gaywood River and its Internal Drainage Board channels, and surface water in the historic core — so a flood risk assessment in King’s Lynn has to read all of them together rather than relying on a single flood map.

A history of flooding in King’s Lynn
These dated events are why King’s Lynn is scrutinised so closely at planning stage, and why a flood risk assessment here has to be evidence-led rather than generic. Each one reshaped the town’s flood defences and remains the benchmark a new scheme is measured against.
- 31 January 1953 — the North Sea flood. The surge swept into King’s Lynn at around 6.30pm, recording a surge height of 2.97 metres and breaching the town’s river defences in seven places. Roughly a fifth of the town flooded to depths of up to 1.8 metres, around 1,800 residents were evacuated and some 500 properties were damaged. Fifteen people died in King’s Lynn itself, with 81 lives lost across King’s Lynn and the wider West Norfolk area; West Lynn stood 1.5 metres underwater for two weeks.
- 1978 — the flood that rewrote the defences. The Great Ouse overflowed onto the Quays, King Street and the medieval quarter, with St Margaret’s Church (now King’s Lynn Minster) recording a flood depth higher than in 1953. The event led directly to the roughly sixty flood gates and re-pointed quay walls that protect the town today.
- 5 December 2013 — Storm Xaver. The tidal Great Ouse reached its highest recorded level at King’s Lynn, higher than the 1953 surge at the same gauge. The post-1978 flood gates were closed at South Quay and held the water back, with no recorded fatalities or major property loss in the town.
King’s Lynn’s flood gates have now been tested by a bigger tide than the one that broke through in 1953, and they held. That is the standard any new development, defence or flood risk assessment in the town is now judged against.
Sea-level rise and the Wash frontage today
King’s Lynn, West Lynn and the Wash frontage are a live Environment Agency flood alert area today, and the tidal River Great Ouse between Denver and King’s Lynn is separately monitored for warnings. The town’s own tidal gauge, upstream of the Wash, reports river and tide levels in real time, and a dedicated urban King’s Lynn flood warning area covers the built-up frontage.
- The defences were last refurbished in 2014. An Environment Agency scheme re-pointed quay walls and refreshed the town’s flood gates; no further King’s Lynn-specific capital scheme has since been confirmed, though the Agency has said a Great Ouse tidal barrage would be one of the long-term options considered.
- The Wash has its own long-term strategy. The Wash Shoreline Management Plan sets the approach for the King’s Lynn frontage, and the adjoining Wash East Coastal Management Strategy covers the coast from Hunstanton to Wolferton Creek immediately to the north.
- The Fens sit largely below the tide. The Environment Agency’s 2026 Fens 2100+ baseline evidence report puts around 87% of the wider Fens system below mean spring tide level, framing the long-term question for the whole Great Ouse catchment that King’s Lynn drains.
Sea-level rise is not a distant scenario here: it is why West Lynn and North Lynn, both largely Flood Zone 1 today, are modelled to carry substantially more Flood Zone 3 land within a normal development lifetime, and why the Wash’s long-term defence strategy is kept under constant review.
