Why do water mains burst in hot weather? The hidden burst season explained

Ask most people when a pipe bursts and they will say winter: a hard frost, a big freeze, water turning to ice and splitting the metal. Half right. The summer of 2026 is busy proving the other half. As I write this in August, almost three-quarters of England has been declared in drought after the driest July in 190 years, eight water companies have brought in hosepipe bans, and the country has sweltered through more than thirty days above 30°C. Underneath all of it, burst water mains are failing in their thousands. The heat is the cause. When the ground bakes and dries, it shifts, and the ageing pipes buried in it crack and blow. This is the hidden burst season, and in a summer like this one it does as much damage as any cold snap.
In July 2026 alone, Thames Water logged 2,871 visible pipe bursts across its network, up from 1,727 in the same month a year earlier, while repairing more than 1,000 leaks a week.
The regulators are blunt about where this is heading. With drought now covering ten of England's fourteen areas and the National Drought Group meeting through the summer, the Environment Agency's assessment leaves little room for optimism.

Why do water mains burst in hot weather?
Water mains burst in hot weather mainly because the ground around them dries out and moves. Most of England's pipes sit in clay-rich soil, and clay shrinks as it loses moisture. Through a long, dry summer that shrinkage drags on the pipe, bending and shearing a length of cast iron or brittle plastic that was never built to flex. Add a surge in demand and the temperature shock of cold water running through hot ground, and an old main gives way.
In a heatwave, soil moisture in the ground around a pipe can fall by more than 40 per cent, and the clay soils under London, the South East and the Midlands contract hardest as they dry.
Three things happen at once. Ground movement is the big one: as clay contracts it pulls pipes off their joints or cracks them outright. Then there is thermal stress, where cold mains water passing through pipework surrounded by hot, dry earth sets up an expansion and contraction that concentrates at the joints. Last comes demand. Paddling pools, sprinklers and longer showers all spike consumption, and the pressure swings that follow finish off a pipe that was already weak. The same baked, dry ground that bursts mains is what gives the UK its counter-intuitive floods in a drought, where hard earth sheds a sudden downpour instead of soaking it up.
The water companies are saying the same thing this summer. Thames Water has put its 2026 surge down to the weather, reporting that a prolonged period of high temperatures was affecting ground conditions and driving more leaks, and that it was repairing bursts at around 20 per cent above normal.
The network of water pipes is vast — over 320,000km long. Many of these pipes are buried deep underground and are in densely populated areas.

When are water mains most likely to burst?
Water mains are most likely to burst at the two temperature extremes of the year, mid-winter and mid-summer. It is a twin-peaked pattern. Cold snaps and rapid thaws drive the winter peak; prolonged heat and drought drive the summer one, which is exactly what England is living through now. The winter version is the one the public knows. The summer version catches people out, because it happens while the ground is parched and the taps are still running.

In winter, water freezing inside a crack expands and splits the pipe, and the ground freezes, contracts and then heaves again on the thaw. The movement, as much as the ice, does the damage. In summer there is no ice at all; the driver is clay drying and shrinking away from the pipe, as it is doing across the country this August. Both peaks land hardest on the same weak assets: old cast iron and brittle plastic, corroded and stressed after decades underground. Knowing which season you are in tells you what is actually breaking the pipe.
What actually causes a water main to burst?
A burst is almost always a weak pipe meeting a trigger. Decades of age and corrosion leave a main brittle and thin-walled, and then a spell of weather, a pressure surge or a passing lorry finishes it off. That is why extreme conditions, like this summer's, produce sharp spikes in bursts rather than a steady trickle. The main causes are:
- Pipe age and material. Victorian and mid-20th-century cast iron is brittle and corrodes; it fails far more often than modern ductile iron or plastic.
- Ground movement. Shrink-swell clay moving with the seasons, contracting in drought and heaving on a thaw, loads a pipe with bending forces it was never designed to take. This is the single biggest weather lever, and the one doing the damage right now.
- Temperature. Freeze-thaw in winter, and thermal expansion plus the cold-water-in-hot-ground effect in summer.
- Pressure and demand. Peak-demand pressure swings and sudden transients, known as water hammer, stress joints and open up existing weaknesses.
- Corrosion. Internal and external corrosion thins a pipe wall over decades until an ordinary stress is enough to break it.
- External loading. Heavy traffic compacting the ground over urban mains, along with construction strikes and old, poorly made joints.
What damage do burst water mains cause?
A burst main does far more than interrupt supply. Escaping water floods homes and businesses, scours out the ground beneath roads, collapses carriageways and opens sinkholes. At its worst it puts people out of their homes: in August 2025 a burst main in London led to residents being evacuated in a major flood incident, one of a long line of similar events from Stroud to Basingstoke.
UK property insurers paid out a record £6.1 billion in 2025, including a record £307 million for subsidence, driven by the same hot, dry weather that bursts water mains.
The Association of British Insurers recorded both as all-time highs and pinned the subsidence jump on the dry weather, and that is the connection worth holding on to. The conditions that shrink clay around a pipe also shrink it under buildings, which is why the summer that bursts mains is the summer that cracks houses. A leaking or burst main can set off ground movement in its own right, softening or washing out the soil beneath nearby foundations. Escape of water, from mains and household plumbing alike, is the single biggest category of home insurance claim in the country, ahead of both accidental damage and storm. The disruption is real even when the repair bill lands on the water company: lost supply to homes, schools and hospitals, and compensation the company owes when an interruption drags on.
Can burst water mains be predicted?
Yes and no, and the distinction matters. Across a whole network, bursts are highly predictable: water companies know a cold snap or a heatwave will bring a spike, and they increasingly know which pipes are most exposed. At the level of a single pipe on a single day, a burst is effectively random. That gap is the crux of the whole subject.
Burst water mains are predictable in aggregate but random at your door: a near-certainty for the network in a drought like this one, a near-impossible forecast for any single property.
The tools have improved sharply. Water companies split their networks into district metered areas and watch the overnight flow to pin down leakage. Acoustic loggers listen for the sound of a leak through the pipe wall. Satellites now scan for the moisture signatures of buried leaks over long trunk mains. Machine-learning models comb flow, pressure and past burst records to rank which pipes are most likely to fail, so replacement can be aimed at the worst offenders, usually old cast iron in shrink-swell clay. What none of it does is tell you the main outside a particular house will fail next Tuesday. The industry manages the risk; it does not forecast the event. That is also why leakage is treated as a long-term programme rather than a quick fix. The regulator, Ofwat, has committed the companies to halving leakage from 2017-18 levels by 2050, yet around a fifth of all the water put into supply still leaks away before it reaches a tap, an awkward figure to explain to customers under a hosepipe ban. Do property searches, insurance and planning consider burst water mains?
For the most part, no. Burst water mains fall into a blind spot between the three processes meant to flag property risk: conveyancing searches, home insurance and the planning system. None of them assesses the risk of a main failing outside your door, and each treats it differently.

The reason the searches stay quiet is partly legal. Under section 209 of the Water Industry Act 1991, a water company carries strict liability for damage caused by water escaping from its mains, so the cost of a burst-main flood generally falls on the company by default, not the homeowner. Because the loss is routed away from the buyer, the case for a dedicated burst-main search is much weaker than it is for flood risk, where the loss lands on the owner and their insurer.
Where an escape of water, however caused, from a pipe vested in a water undertaker causes loss or damage, the undertaker shall be liable, except as otherwise provided in this section, for the loss or damage.

Even so, a conveyancing search will not tell a buyer much. The standard drainage and water search maps the pipes and reports past sewer flooding, but it says nothing about pipe age, pipe condition or the odds of a burst. It is worth understanding what a conveyancing search does and doesn't cover before you lean on it.
Is it reasonable to worry about burst water mains when buying a property?
On balance, a burst main doesn't warrant a search of its own, but it does belong in a wider view of a property's water and ground risk. The honest arguments cut both ways. Against worrying: a burst is unpredictable at any one address, the water company is strictly liable for the damage, insurers already cover escape of water as standard, and the annual odds for a single home are low. In favour of paying attention: escape of water is the biggest home insurance claim there is, the network is old and under-replaced, summers like 2026 are getting more frequent, and a water company in financial trouble may be slow to pay.
Your conveyancing search won't tell you, but your soil will. The clay geology that bursts mains is the same geology that causes subsidence, and it is already there to be checked.
So the practical move is not to commission a burst-pipe report. It is to understand your ground. A buyer or developer who understands their soil, their drainage and their local flood context is, almost as a by-product, understanding their exposure to a burst main too.

Usually the water company. Under section 209 of the Water Industry Act 1991 the undertaker is strictly liable for damage caused by water escaping from its mains, however the escape was caused. Where a long loss of supply is involved, the company may also owe fixed compensation under its guaranteed standards.
How long does a burst water main take to fix?
Anything from a few hours for a small, accessible leak to several days for a large main under a road. The repair itself is often quick; the time goes on finding the leak, reaching it, managing traffic and reinstating the road. Supply is often restored, sometimes by rerouting the network, before the excavation is fully made good.
Should I worry about old water mains in the street when buying a house?
Not on their own, but they are worth noting as one strand of a property's water and ground risk. An old cast iron main in shrink-swell clay, on a street with a history of bursts, sits in a higher-risk spot, though the damage would still be the water company's liability. The more useful question is what the ground itself is doing, because clay geology drives bursts, subsidence and drainage problems alike.
Do I have to declare a burst water main when selling my house?
The TA6 property information form asks a seller about flooding to the property, not about incidents out in the street. A one-off burst in the road that never reached your home is not generally a flooding disclosure. But if a burst main actually flooded the property, that is flooding from an artificial source and should be declared like any other flood event.
