Flood risk in Henley-on-Thames: river, surface water and groundwater

River flooding from the Thames dominates Henley, followed by surface water in the built-up streets and, behind the town, the chalk groundwater that rises through the Assendon valley. Most sites here face more than one source at once, which is exactly why a national map rarely settles the question on its own.

Henley occupies the west bank of the Thames where the river leaves the Chiltern gap, with Marsh Lock immediately downstream and the broad regatta reach upstream towards Temple Island. When the Thames runs high it backs up against the low ground beside the river and into the streets that drain to it, while the chalk hills behind the town hold water that feeds the Assendon Stream and can emerge as groundwater long after the rain has stopped. Understanding which of these drives the risk on a given plot, and how it behaves, is the heart of a credible fluvial flood risk assessment.

  • Rivers (fluvial). The Thames is the main river through Henley and the dominant source of risk; the Environment Agency runs a flood warning area for the river from Henley down through Remenham to Medmenham. Land in Flood Zones 2 and 3 along the frontage almost always needs an assessment.
  • Surface water (pluvial). Now the most widespread flood risk in England. Intense rain overwhelms the drains in the town centre and runs off the valley sides toward the river. The frontage around Mill Lane, Ferry Lane and Thameside sits in Flood Zone 3, squeezed between the Thames and surface water that struggles to drain by gravity when the river is high, while the chalk behind the town can bring groundwater up from below in a wet winter.
