How to Maintain Your Drains to Prevent Surface Water Flooding

You can prevent most surface water flooding around a UK home with three habits: keep gutters and drains clear, check soakaways after heavy rain, and know when a blockage needs a professional rather than a hose.

Around 4.6 million properties in England are now mapped as being at risk of surface water flooding — a 43% jump on the previous assessment, according to the Environment Agency’s 2024 National Flood Risk Assessment (NaFRA2). A well-maintained drainage system is the single cheapest way to keep your home out of that statistic.
This guide walks through what each part of your drainage system does, a practical maintenance checklist, how to clear a blocked drain yourself, and when it’s time to call in a specialist.
Understanding your home’s drainage system
Before you can maintain a drainage system, it helps to know what each part actually does.
Roof drainage: gutters and downpipes
Gutters collect rainwater from the roof and channel it into downpipes, which feed surface water drains or a soakaway. Blocked gutters overflow, and overflowing water tracks down external walls, causing damp and, over time, structural damage.
Surface water drains
These drain rainwater from driveways, patios and paved areas into the public sewer network or into SuDS features such as swales and permeable paving. Leaves, silt and household waste are the usual causes of blockages, and a blocked surface water drain is one of the most common causes of standing water on a property.
Soakaways
A soakaway is an underground chamber, usually filled with rubble or a plastic crate system, that lets rainwater infiltrate into the surrounding soil rather than adding to the surface water network. Soakaways fail when they silt up, when they’re undersized for the roof and paved area draining into them, or when the ground around them can no longer take the water fast enough.
French drains
A gravel-filled trench with a perforated pipe running through it, a French drain intercepts and redirects groundwater or surface water away from a building or a waterlogged area of garden. Root ingress and silt build-up are the main causes of failure.
Channel drains (linear drains)
Also known as ACO drains, these narrow, grated channels run along driveways, garages and patios to collect surface runoff before it can pool. They block in exactly the way a gutter does: leaves and debris collect in the grate and stop water getting through.

Gutter maintenance: your first line of defence
Gutter maintenance is the cheapest, lowest-effort task on this list, and the one most homeowners skip. A blocked gutter doesn’t just overflow onto a path; it pushes water down the wall of the house, and that’s how damp and foundation problems start.
- Inspect gutters and downpipes twice a year. Ideally in autumn once the leaves are down and again in spring.
- Clear debris by hand or with a gutter scoop. Focus on leaves, moss and the silt that builds up at outlets and corners.
- Flush with a hose after clearing. Confirm water is running freely all the way to the downpipe.
- Check joints and brackets. Look for cracks, misalignment or sagging sections where water can escape before it reaches the downpipe.
- Fit gutter guards or leaf filters. Worth it on properties near trees, where blockages recur every season regardless of how often you clear them.
If water still overflows after clearing, the fault is usually a lost fall – the slight slope that carries water to the downpipe – rather than a new blockage. That’s a common side effect of gutters being refitted or resecured.
Maintenance checklist for surface water drains, soakaways and channel drains
Maintain surface water drains
- Clear drain grates weekly through autumn. Falling leaves cause the fastest build-up.
- Remove silt and debris with a trowel or drain brush. Don’t just clear the surface.
- Flush with a hose or pressure washer. This shifts minor blockages before they compact.
- Watch for slow drainage after rain. Standing water that takes hours to clear usually means a blockage further down the pipe, not just at the grate.
- Never pour fats, oils, detergents or garden waste down a surface water drain. Unlike a foul drain, it discharges straight to a watercourse or soakaway with no treatment in between.
Inspect and maintain soakaways
- Monitor for standing water after heavy rain. A working soakaway should clear within 48 hours.
- Keep gutters and nearby drains clear. Most soakaway failures start with silt entering from upstream rather than a fault in the soakaway itself.
- Avoid parking or driving over a soakaway area. Compaction reduces the ground’s ability to absorb water.
- Resize before you assume it’s faulty. If a soakaway floods repeatedly, it’s often undersized for the area draining into it. Maintain channel drains and driveway drainage
- Clear grates of leaves and debris regularly. A blocked grate behaves exactly like a blocked gutter outlet.
- Check for pooling immediately next to the channel. Usually means the grate or the pipe beneath it is restricted.
- Confirm driveways and patios still fall towards the drain. Resurfacing work sometimes removes the gradient by accident.
- Flush periodically with a drain cleaner or hose. Prevents long-term silt build-up.
Be mindful of what goes down the drain
- Don’t sweep leaves or soil into a drain. Compost them instead.
- Never pour cement, paint or chemicals down an outside drain. These cause blockages that rodding won’t clear.
- Be cautious with detergents and car-wash products. Many contain oils that build up inside pipework over time.
How to unblock a blocked drain
Most blocked drains give a warning before they fail completely: slow drainage, a gurgling sound, or a smell around the gully. Caught early, most are a DIY job.
- Clear the grate first. Lift it and remove any obvious leaves, silt or debris by hand before doing anything else – this alone solves a large share of “blocked drain” calls.
- Try washing-up liquid and boiling water. For a drain that’s slow rather than fully blocked, add washing-up liquid then follow with a kettle of boiling water a few minutes later. Skip the boiling water on plastic pipework, where it can warp the joints.
- Use a plunger or drain rods for a full blockage. A plunger works on a shallow gully; drain rods, pushed and turned rather than forced, usually shift a blockage within the first metre or two of pipe.
- Stay away from chemical drain cleaners near a soakaway or SuDS feature. They can kill the biological activity that keeps a soakaway or permeable paving system working, and they’re not needed for the debris blockages most domestic drains suffer from.
- Know when to stop. If rodding doesn’t clear the blockage within a few metres, or the smell and slow drainage keep coming back, the fault is probably further down the run: cracked pipework, root ingress or a collapse. That needs a CCTV drainage survey, not another attempt with a hose.
When to call a drainage professional
Regular maintenance prevents most problems, but a handful of issues are beyond a homeowner’s toolkit:
- Persistent blockages. Rods, pressure washers or cleaners fail to shift them.
- Bad odours or slow drainage that keeps returning. A sign of a deeper blockage or a structural fault.
- Standing water despite visibly clear drains. Usually a drainage design or capacity problem rather than a blockage.
- A suspected collapsed or damaged pipe. Only a CCTV drainage survey can confirm it.
Long-term drainage solutions: building resilience with SuDS
If your property floods repeatedly despite a well-maintained system, the fix is usually a better one, not more maintenance. Sustainable drainage systems (SuDS), designed in line with the government’s National Standards for Sustainable Drainage Systems, are the standard approach.
Maintenance keeps an existing system working; it can’t fix a system that was never sized for the water it now has to handle.
- Water butts. Slow the flow from downpipes and store rainwater for dry-weather use, taking pressure off the drains and soakaway during a storm.
- Permeable paving. Lets water soak into the ground rather than running straight to the drain – a genuine fix for a driveway that floods every time it rains hard, though planning rules apply to non-permeable driveways over 5m² and are worth checking before resurfacing.
- Rain gardens. Use planting to absorb and slow surface water rather than letting it run straight off.
- Report blocked public drains. If a street drain near your property is blocked, that’s the local council’s responsibility, not yours – reporting it is often the fastest way to resolve flooding that has nothing to do with your own system.

What’s the difference between a soakaway and a French drain?
A soakaway is a below-ground chamber that collects water in one place and lets it soak into the surrounding soil, so it suits a single concentrated source such as a downpipe or a driveway. A French drain is a gravel-filled trench with a perforated pipe that intercepts and carries water away along a line, so it suits a waterlogged run of garden or the base of a retaining wall. Many properties use both together: a French drain to intercept the flow, feeding into a soakaway to disperse it.
Can a blocked drain or failed soakaway cause damp or subsidence?
Yes, indirectly. Water that can’t drain away pools against a building instead, and prolonged saturation close to foundations is a recognised contributor to damp and, on clay soils prone to shrink-swell, to ground movement. It’s rarely the sole cause, but a chronically blocked drain or an undersized soakaway sitting close to a wall is a genuine risk worth fixing rather than monitoring.
Can I unblock a drain myself, or do I need a professional?
Most everyday blockages, caused by leaves, silt or debris within the first metre or two of pipe, are a reasonable DIY job with rods or a plunger. Treat it as a job for a professional once a blockage keeps returning, smells persist despite clearing, or water stands even though the visible drain looks clear – those are signs the fault sits further down the run.
Is drainage maintenance a legal requirement?
There’s no general legal duty to maintain private surface water drains on a domestic property, but allowing a blocked drain to cause flooding onto a neighbouring property or the public highway can create liability. Where a property has a private sewage treatment system, its maintenance is governed by the Environment Agency’s general binding rules.
